  • Foundation Evaluation

    Foundation Evaluation: We meticulously inspect foundation walls, assessing areas of distress such as cracks, buckling, and spalling. While some degree of distress is common, our experienced engineers gauge the severity of these issues, identify potential causes of deterioration, and recommend necessary corrective actions.

  • Structural Framing Assessment

    We also assess the structural framing of the property, which includes visible components like the underside of the first-floor system (from the basement) and sections of the roof system (accessed through the attic). Moreover, we scrutinize the interior and exterior for any signs indicating structural concerns, like unusual floor slopes, out-of-plumb conditions, out-of-square doors and windows and significant wall and ceiling cracks.

  • Basement Water Infiltration

    Basement water penetration is a prevalent issue in our region. Our examination involves identifying signs of water intrusion and associated damage. We also provide recommendations to mitigate moisture infiltration, examining exterior grading, gutter systems, and site drainage features to determine their role in basement water issues. Additionally, we explore ways to manage or remove water accumulation within the basement.

  • Heating and Air Conditioning Systems

    We conduct functional tests of heating and air conditioning equipment, with air conditioning units tested during appropriate weather conditions. We check for leaks of combustion gases in gas and oil-fired forced air furnaces, especially in older systems. Our engineers also supply information about equipment age, expected lifespan and maintenance suggestions.

  • Plumbing System Review

    We document the type of waste and supply pipes and operate interior plumbing fixtures to verify proper drainage, fixture operation, and detect leaks and water pressure issues. Information regarding plumbing component life expectancy and potential repairs is provided, including an evaluation of the water heater concerning its age, capacity, and lifespan.

  • Electrical System Inspection

    We visually inspect the electrical system and accessible components, including the main electric panel. A random sample of outlets, switches, and light fixtures is tested. Clients receive insights into electric service capacity, modernization or upgrade needs, ground fault protection, outlet sufficiency, and potential repair requirements.

  • Insulation Assessment

    We evaluate the quantity and type of insulation in attic spaces, as well as accessible areas like basements.

  • Roof Inspection

    When possible, we access roof surfaces for examination. For more challenging roofs, ground-based evaluation and drones may be employed. We assess the roof's condition, necessary repairs, and its expected lifespan.

  • Chimneys, Fireplaces and Wood Stoves

    Our evaluations encompass visible damage to chimney flues, fireboxes, and chimney exteriors. We also evaluate proper installation especially of wood stoves. 

  • Interior Evaluation

    Numerous aspects are examined, including the condition of walls, floors, ceilings, visible water damage, significant cracks, and unusual damage. We assess heating and cooling sources in rooms, electrical outlet adequacy, and the condition and operation of doors and windows. For problematic areas or stains, we employ moisture meters and thermal cameras when applicable. Major appliances included with the home sale are also tested.

  • Ventilation Review

    Our examination covers the ventilation of the attic or roof system. We assess attic areas for signs of condensation on the roof's underside, indicating inadequate ventilation. Proper ventilation is vital for preventing damage like peeling paint, and mold concerns

  • Exterior Examination

    We scrutinize exterior surfaces, including siding, trim, and paint condition. The evaluation extends to storm windows, screens, gutter systems, and other exterior features, with comments provided on their overall condition.

  • Garage Evaluation

    We evaluate the condition of garage structures, testing garage door openers.

  • Infrared Camera Inspections

    We use thermal cameras to detect water and moisture issues that can lead to problems like mold. These cameras also help evaluate insulation efficiency and identify heat loss, structural defects, HVAC issues, and more.Description goes here
