How much is the inspection?

Our fees vary widely because each house or property is unique. We tailor our fees based on factors, like age, square footage and also unique items on the property (pool, tennis court, additional guest houses, docks, retaining walls). What is involved in the inspection?

A pre-purchase house inspection includes a thorough inspection of the foundation, framing, roof, roof valleys, chimneys, grading and drainage, interior walls, ceilings, doors, floors and windows, exterior structures and patios, etc, heating and air conditioning, insulation, proper venting, environmental (fuel storage, asbestos, mold etc), appliances, fireplaces, wiring and electrical and outlets, hot water system as well as a termite and wood destroying insect report and inspection. The inspection is done by a licensed structural engineer and the report will list the findings as well as how to fix an issue and estimated cost. The pool and pool equipment will be inspected. Visual check for mold will be done but a full mold inspection/removal will have to be hired separately.

What is included in the inspection report?

Our detailed report with inform the client about every finding in the house, details about any items found and specifically how to fix them. Our report also provides estimates for the cost of fixing each item and an outlined budget. Each report also includes a HUD certified Termite and wood destroying insect report.

What kind of equipment do you use?

A moisture meter test will be done if we suspect mold that is not visually apparent. An infrared camera, drones to access difficult areas on the roof.

Will there be damage to the property?

We do a thorough inspection but are careful not to do any testing that may damage the existing property.

Do you have an affiliation with real estate companies of construction companies?

We enjoy a positive working relationship with the real estate community, our allegiance is always to our client. We are completely independent. The laws that govern our profession do not allow any financial relationship between home inspectors and real estate agents. Any home inspector who is paying advertising or referral fees to a real estate company is in violation of the New York State Code of Conduct.

How long does the inspection take?

Typically, each inspection takes between two and three hours, however for larger and more complex properties the inspection can take longer. We will advise prior to booking.

Why do I need an engineer instead of a home inspector?

The term “building inspector” is often a self-issued title and, with the exception of a few states, there is very little regulation in this rapidly growing industry. Licensed Professional Engineers have completed an accredited, degreed engineering program; Have four years of work under the direction of other engineers; Passed a comprehensive two-day exam and are bound by a code of ethics and state law to practice only in areas where they are qualified.
