When you contract Schmitt Engineering for a pre purchase property inspection you are guaranteed to have a licensed engineer do the actual physical inspection of the property. The information is confidential between you and the engineer.
A full report including budget estimates for any recommended repairs is provided. The report also includes a F.H.A. (Federal Housing Authority) termite inspection report.
Pre purchase inspections of properties include:
- A through, detailed inspection.
- A narrative written report.
- A verbal report at or within 24 hours of the inspection.
- A Federal Housing Authority Termite Inspection Report.
- Screening for environmental hazards (asbestos, lead paint, lead solder, buried oil tanks, mold, radon, Atrazine or other water contaminants).
- Testing of private well water.
- Documentation of mechanical equipment.
- A Physical inspection of the roof, gutters, leaders and shingles.
- A inspection for rotted framing.
- An inspection of the foundation and grading.
- An inspection of the heating, plumbing and electrical systems.
- A check for carbon monoxide leaks of the heating system.
- A check for infestation by destructive insects or animals.
- A description and inspection of any suspected alterations or renovations made to the house after the original constructionBudget figures for costs of recommended repairs.
- Comments on code compliancy for Commercial properties (ADA handicap access).
- Properties with well water require a water test which incurs an extra charge.
- Radon has not been found on Long Island due to the lack of bedrock.
