What is the difference between a licensed engineer and a home inspector?

To be a licensed engineer one must complete a minimum of a four year accreditied college curriculum and recieve a bachelor's degree; complete four years of work as an engineer under the supervision of a licensed engineer; pass a sixteen hour written examination on engineering principles.

A home inspector requires no training and may or may not have some experience in building construction. Anyone can take a few weeks training program; pass a test; and be a home inspector.

An engineer not only knows how things are normally put together or operate, but also why they are put together or operate that way. This knowledge enables the engineer to determine the seriousness of any deviation and to properly analyze unusal situations.

A home inspection provided by an engineering firm can include, as our reports do, specific information on the seriousness of any structural defect, as well as specific information on how to restore the structural integrity. This is providing engineer services.

A home inspection provided by an inspection firm which is not headed by a licensed engineer cannot provide this information even if the actual inspector is a licensed engineer. In the event a significant structural defect is found, an engineering firm must then be engaged to make the full evaluation and reccomendations for corrective work.
